City council to vote on cellphone tower permit

A cellphone tower and construction issues are on the agenda for today’s Sedalia City Council meeting.
 
City Administrator Gary Edwards said the Atlanta-based XCell Towers approached the city in December about leasing a 50-foot by 50-foot easement in Liberty Park to build a 150-foot monopole relay tower to house 4G cellular equipment for AT&T.

“The company came to us and said that site was the best for their technical needs,” Edwards said. The council will vote first on granting a special-use permit to allow the tower to be built and then will vote on the lease agreement.”

The lease agreement states XCell will lease the area in the park for five years, with the option of extending the lease nine times every five years, essentially a 50-year lease, Edwards said.

“They require such a long lease because the company needs to be assured they’ll be able to stay there a while, that they’d have access to the tower,” Edwards explained.

The lease payments to the city would be $8,400 per year, if the council approves the measure.

Ongoing construction on a Dollar General store in the north part of town also will be discussed.

Council will be asked to approve the vacating of an east-west alley directly behind where the store will be built on North Ohio Avenue. According to the agenda, Overland Properties, which owns Dollar General, has received written consent from property owners whose property is adjacent to the building site.

In December, the Planning and Zoning Commission approved a rezoning application from Overland Properties to properties at 101 and 111 W. Johnson St.; 104, 108 and 114 W. Morgan St.; and 619 N. Ohio Ave. The new store will be 9,100-square feet.

In other construction news, council will be asked:
• To approve the final plat of land as part of renovations to the McDonald’s at 1611 S. Limit Avenue. The Planning and Zoning Commission approved the plat but stipulated no building permits be issued until the Community Development Department approves a storm water management study.
• To grant a rezoning application by Third National Bank to rezone property at 1100 S. Grand Avenue from a single-family residence to an apartment housing district.
