To the heirs, assigns, successors, legatees, devisees, personal representatives and all others interested in the Estate of James K. Rosenquist, who died April 15, 2024, for default in payment of debt and performance of obligation secured by Deed of Trust executed May 9, 2022 and recorded May 10, 2022 as Document #2022-2465 with the Pettis County Recorder of Deeds in Sedalia, Missouri, the undersigned Successor Trustee, at the request of the legal holder of the debt, will, on Wednesday, December 11, 2024, between the hours of 9:00 a.m. and 5:00 p.m. (at approximately 11:30 a.m.) at the West Front door of the Pettis County Courthouse, 415 S. Ohio, Sedalia, Missouri, sell at public vendue to the highest bidder for cash, the real property (commonly described as 820 South Vermont, Sedalia, Missouri 65301) described in said Deed of Trust, to wit:
